Banks have identified such investment patterns and are now aggressively offering “Lease Rental Discounting (LRD). LRD is a loan offered against future expected rentals and underlying property value of a self owned leased out property.

Some of the Key features of this product are :

Unlocking the Property Value : Since the basis of funding is on the Market Value of the property a great deal of value can be unlocked. The Lessee pays all the rentals to the Bank and the Borrower in turn gets at large amount of disbursement form the Bank for further investment.

Longer Tenure : Loans offered are for the period of Lease Agreement; in some cases up to 9 yrs.

Lower Interest Rates : Since the rental amount is directly used to repay the loan and these rentals are from CAT”A’ Companies, the banks offer very attractive rates for such loans (this product has the lowest default ratio).

Eligibility : This is one area wherein the Banks are more focused on the Lessee then the Borrower. Since the rentals are the source of repaying the instalments, the Lessee’s credentials are more important than that of the Borrower. However, financial stability of the borrower is also considered.

Repayment : All the EMIs are escrowed with the future rental and the Borrower has to instruct the Lessee make the payments to the banks directly.

Quick Approvals : If the Lessee is a CAT “A” company, the Bank takes maximum 7 days to approve loan

Reinvestment in Properties : Since the rentals are the source of repaying the EMI’s, the borrower can utilise the large loan amount to re-invest in similar other properties.
